What is a CRS?
Ken & Lois Kodger, CRS, ABR
Certified Residential Specialist
A CRS can help you optimize your transaction by identifying better prospects, clarifying fix-up potential, values, and help you understand negotiating ramifications. It all adds up to one thing: better service.
Why do I need a residential expert? Buying or selling a home is one of the most crucial financial transactions in your life. In what can be a confusing and sometimes difficult process, it pays to leave as little to chance as you can. But with the help of a professional, you can navigate unknown territory with ease.
To fill the specific residential needs of buyers and sellers, the Residential Sales Council of the National Association of REALTORS instituted a class of expert real estate professionals: Specialist, CRS.
How can a CRS help me? Every CRS has undergone a rigorous, specialized course of detailed training, aimed at making residential transactions as smooth and worry free as possible.
What if my needs are special? If anything about your transaction is special, seek out a specialist. It is as simple as that. Only 3% of all REALTORS and REALTOR ASSOCIATES have earned the right to be called a CRS. Only 3% have developed special residential sales skills and enhanced their residential sales knowledge through study, dedication and experience.
A CRS brings special qualifications to
your needs:
1. Membership in a local board, state
association, and the National Association of REALTORS. Every CRS is part of a
much larger network of real estate professionals.
2. Successful completion of the
courses leading to the CERTIFIED RESIDENTIAL Specialist designation one of the
most successful residential real estate education programs in the country.
Every CRS is a real estate professional equipped with special expertise, thanks
to advanced study in listing, selling, investment, tax and more. A history of
demonstrated sales performance through the documented execution of residential
sales transactions.
What this means is that when you work with a
CRS, you are working with someone who is more connected, knowledgeable, and
more experienced.
What special qualifications does a CRS
bring to my transaction? Your trust in a CRS is well earned thanks to
these distinctive credentials:
- A professional designation of residential
specialty, the highest in the country.
- A higher level of education in
residential sales.
- Professional affiliation with 40,000 real
estate professionals on the local and national levels.
- Up to the minute industry information,
with respect to taxes, investment, legislation, and other areas of critical
importance.
- Local market knowledge and special
residential expertise unique to your area. The CRS designation: our badge of
expertise and your shield of assurance. Look for the CRS Shield when
considering your next residential transaction. Put your trust in the best. Get
the job done right with the help of a Certified Residential
Specialist.
What is an
ABR?
 Ken Kodger, CRS, ABR Lois
Kodger, ABR
Accredited Buyer
Representative
An ABR can
. better the options,
clarifying investment potential, and help You make better decisions. It
adds up to one benefit: BETTER SERVICE. In the past, agents represented
sellers. Recommended ABR practices go beyond new real estate agency
requirements and have become "The Benchmark of Excellence in Buyer
Representation." ABR training recommends the following business practices: A
written contract between agent and buyer:
- The terms of the agreement shall be
defined
- Terms of payment arrangements shall be
defined(usually seller, not buyer pays)
- Pre-approval of shift from single agency
to dual agency when legally necessary
- A geographical search area defined when
applicable
- Commitment to confidentiality
If you have sold a property you likely
signed an exclusive listing. That agent represented you, the seller, and
was bound to look after your best interests. We represent buyers the same. You
need to evaluate the integrity and tenacity of us. We are bound to look after
your interests. We go beyond the spirit and letter of agency laws by working
together to locate the property and then helping you negotiate the most
favorable price and terms to you.
- We will research all the listings on the
market, which meet your specifications. Then preview those listings and show
you (personally or electronically) any property, which we have pre-determined
will meet your requirements.
- Provide a thoroughly researched market
analysis of any property on which you want to make an offer.
- Research seller motivation for selling
and time on the market.
- Research the history of previous
offers.
- Recommend an initial offering
price.
- Draft your offer subject to inspections
and provide a list of inspectors.
The Accredited Buyer Representative (ABR)
designation is awarded to those members who have completed a prescribed
4-module course, passed a written examination and a review board has examined
and approved documentation of history of buyer representation
experience.
Only one-half of one percent of real
estate practitioners nationwide earned the coveted ABR designation. Only 12,000
have spent the time and money to learn what our buyers need.
Members receive a monthly newsletter and
are included in a special membership directory, which provides detailed
information for buyer agency referrals. An annual education conference helps
keep buyer agents informed.

Real Estate Contracts >Completing The Sale
Some buyers and sellers arrive at the closing feeling terrific about the transaction. They like each other, their new home, their real estate agent, and even the lender! Others feel completely stressed out as a result of the transaction process. Whether you are the buyer or the seller, you can play a part in determining which of these scenarios characterizes your closing.
The professionals who are involved in real estate transactions work hard to make things go as smoothly as possible, but the quality of the transaction often depends not so much on what happens, but how you react to what happens. If you communicate confidence in the professionals who are helping you, the atmosphere will remain positive even if there are complications to be worked through. Real estate transactions are inherently complex. One of a real estate agent's most important responsibilities is to complete the sale, even if everything that could possibly go wrong occurs.
